PUBLIC HEARING NOTICE

A meeting of the City of Springboro Board of Zoning Appeals (BZA), including a Public Hearing, will take place at 6:00 p.m. on Wednesday, November 5, 2025 in Council Chambers at the Springboro City Building, 320 West Central Avenue.

The Public Hearing is regarding an application filed on behalf of TowerCo 2013, LLC (TowerCo), a Verizon Wireless contractor, seeking a 16.25-foot variance from the minimum fall zone requirements in Section 1264.40, Personal Wireless Service (PWS) Facilities, of the Planning and Zoning Code. TowerCo intends to construct a PWS facility on an easement located on undeveloped property northwest of the intersection of South Pioneer Drive and West Lower Springboro Road. The property had no assigned address. Section 1240.40 requires a fall zone equal to 125% of the height of the installation. The PWS including appurtenances are proposed for 125 feet in height, resulting in a 156.25-foot fall zone. The tower will be as close as 140 feet to West Lower Springboro Road’s paved surface.

The Public Hearing is being held under the terms of the Planning & Zoning Code of the City of Springboro. A copy of the variance application is available for review on the City of Springboro website https://www.cityofspringboro.com/ under Springboro News, and at the reception desk at the Springboro Building & Zoning Department, 320 West Central Avenue, Springboro, Ohio 45066 between the hours of 8:00 a.m. and 4:30 p.m., Monday through Friday, legal holidays excepted.
